HOTEL & RESERVATION POLICIES
BOOKING A COTTAGE…
- A two-night deposit is required at the time of booking. The remaining balance is due at check-in, but can be paid at any time before check-in
- Always book via our online reservation system on our website and/or by calling our reservation line.
- Guests must provide a major credit card to secure a reservation.
- We have a 3-night minimum requirement for all reservations
- Reservations cannot be confirmed more than 11 months in advance
- We reserve the right to move reservations of 4 nights or less in lieu of a longer reservation. However, we rarely need to move a reservation, and a move would only be a lateral move or an upgrade.
- Reservations made via an OTA (online travel agent such as Expedia or Airbnb) can only be changed, altered or refunded via the platform with which you booked. We also cannot apply any of our discounts or discount codes to any reservation not made on our website.
- Children are always welcome, but we cannot allow children under the age of 12 to be in our upstairs cottages.
- When booking a flight, STX IS THE AIRPORT CODE FOR ST CROIX. PLEASE DO NOT FLY INTO ST THOMAS.
BOOKING FOR MORE THAN 2 PEOPLE…
- Prices vary, per cottage, depending on size, location and season.
- Cottages are priced for single or double occupancy.
- Extra person fees of $40.00 per night, per person, for over two people, will be charged to any person in a cottage over 2 people, not to exceed the cottage maximum occupancy.
- Children travelling with a parent and under the age of 12 are free.
- It is important that we know your exact occupancy before check-in to ensure proper bedding and towels
TAX AND FEES…
- 12.5% USVI Hotel Tax and a 10% energy fee will be added to every reservation.
- There is no sales tax in the USVI
IF YOU NEED TO CANCEL…
- Cancellation Policy: We offer a full refund for cancellations made prior to 30 days before check-in. For reservations cancelled within 30 days of check-in, we charge a one-night cancellation fee (1/2 of your deposit).
- No shows and cancellations within one week of arrival will forfeit their full deposit.
- All cancellations need to be in writing by emailing us at vacation@caribbeancottages.com. Please do not call the office for cancellations.
- Refunds via credit card cannot be issued for deposits made over 120 days in advance, per our credit card processor. Credit Card refunds will take a few days to post to your account. Deposits older than 120 will be refunded via company check and may take a while longer.
COMING AND GOING….
- Check-in: Any time after 3pm
- Check-out: Any time before 11am
- Early check-in and late check-out are subject to availability.
- Guests arriving before 3pm may store their belongings in the front
- We always suggest renting a car
- Restaurant and Grocery Store Lists are provided at check in
FOR OUR SMOKING GUESTS…
- In accordance with U.S. Virgin Islands law, 27 V.I.C. § 407, smoking and vaping are not permitted within 20 feet of the entryway to an indoor establishment nor is smoking allowed inside of any business establishment.
- Smoking is only permitted in the designated smoking areas. Please ask our staff where these areas are.
GUESTS OF OUR GUESTS…
- Hotel guests who wish to bring visitors to our cottages must have them register at the front desk upon arrival. Cottages cannot exceed the maximum occupancy, plus two extra guests
- Cottages by the Sea is private property and the facilities and amenities are for the use of in-house guests only
PETS…
- As much as we love our pets, no animals are permitted on our property unless they are properly credentialed as a service animal and you bring your documentation. Please notify the office in advance if you will be travelling with a service animal.
PARKING FOR IN-HOUSE GUESTS…
- Self-parking is free for in-house guests only. The hotel does not accept responsibility for damages to, or theft from, vehicles parked on the premises. Provide the license plate number to the office at check-in to avoid any issues.
COTTAGE CLEANING…
- Daily housekeeping will be provided each day except Wednesdays, Sundays or Major Holidays. Guest rooms displaying a “Do Not Disturb” sign will not receive in-house cleaning for that day. Fresh towels are always available at the office.
EXPECTATIONS…
- To ensure a peaceful vacation for all our guests, guests are expected to behave in a manner not disturbing to other guests or hotel staff
- We try very hard to enforce quiet time hours of 9 pm to 8 am
- Anyone who is intoxicated, disorderly, in violation of the smoking policy, causes the destruction of hotel property, or who cause a public disturbance will be asked to leave the property without a refund
- We are a hotel and not a party facility, so we do not allow parties or large gatherings on our property unless cleared by the management ahead of the event. A party is defined as any event that includes invited guests and usually includes food and/or drinks.
EXTRAS…
In the event of one of the following, and to ensure that our cottages are always clean, fresh and orderly, the cost of your reservation includes everything except the following :
- $35 charge for leaving dirty dishes at check out
- $50 charge for cottages needing excessive cleaning
- $200 charge for evidence of smoking or vaping in the cottages
- $200 charge for evidence of unauthorized pets
- $500 charge for unauthorized parties or gatherings on our property
